Why Miami launches sell visuals before they sell square footage
Brickell and Edgewater condo launches now go live 24-36 months before delivery. Between contract reservations, EB-5 and private capital raises, and foreign buyer outreach, the marketing package has to work long before a single beam is erected.
Miami also sees more foreign capital per capita than almost any US market. That raises the bar on imagery: lender and investor packages that read as international-grade close faster, and South Florida buyers can tell the difference immediately.
What a Miami pre-construction package needs
| Asset | Why it matters in Miami |
|---|---|
| Blue-hour tower hero | Homepage and pre-construction site lead image; the format Miami towers sell best in |
| Amenity gallery (sky lounge, spa, wine room, pool deck) | High-rise amenity programs are the primary differentiator between competing Brickell towers |
| 3-5 unit interiors | Views are the product – imagery must show the actual view corridor, not a stock sky |
| Arrival and porte-cochere | Sets the price point before a buyer ever sees a floor plan |
| Aerial with bay context | Lender and investor packages; shows the true site relationship to water and skyline |
| DRB/UDRB submittal visuals | Massing in true site context, shadow studies and streetscape at pedestrian eye level |

The Miami-specific details that separate credible from generic
Light
South Florida light is high, hot and reflective. Water throws light back up into interiors and building undersides in a way most rendering pipelines get wrong. We calibrate HDRI setups against actual Miami reference photography rather than a global library.
Palm typology
Queen, coconut, royal and sabal palms each read as a different Miami micro-context. A Coconut Grove rendering with the wrong palms reads generic-tropical instead of site-specific – and local buyers notice immediately.
Curtainwall reflections
Miami is a city rendered through glass. Correct sky, correct water and correct adjacent towers in the reflection are non-negotiable for a Brickell or Edgewater asset.
Sky and hour
Miami blue-hour and sunset have a very specific colour signature. Getting it right is the difference between a rendering that looks like Miami and one that looks like Dubai.
Regulatory realities
Miami’s Development Review Board, Urban Development Review Board and neighbourhood review boards regularly ask for photorealistic context imagery: massing in true site context, shadow studies at solstice and equinox, and streetscape elevations at pedestrian eye level. Coastal Miami-Dade projects often need visualisations showing impact-rated glazing, elevated ground floors and dune protection rendered accurately.
Send us the board’s submittal checklist and we match the exact format expected – which is usually faster than discovering the requirement after submission.
Where these visuals get used
- Pre-construction sales sites – hero exterior, amenity gallery and unit interiors live 2+ years before delivery
- Sales-centre wall wraps – often 3,000+ sq ft in a Brickell or Design District storefront, printed at 60×90 inches and larger
- Investor and lender packages – EB-5, HNW private capital and construction lending all headline on image quality
- Print and OOH – luxury magazines, Miami International Airport and I-95 placements need 300 DPI files that survive enlargement
- OTA and direct booking – for hospitality components, in the exact aspect ratios each platform requires
